How property searches are shifting to AI

Homebuyers and sellers now ask AI platforms questions they used to type into Google:

  • "Best estate agents in [area]" - ChatGPT and Gemini both give recommendations
  • "How much is my house worth in [postcode]" - AI gives estimates and recommends agents
  • "How to sell a house quickly" - AI recommends strategies and names agents
  • "What should I look for in an estate agent" - AI names specific brands

If your agency is not mentioned, potential vendors and buyers see your competitors instead.

The AI crawler blocking problem

Our audit found estate agent websites among those most likely to block AI crawlers. This typically happens through WordPress security plugins or managed hosting defaults. If GPTBot and OAI-SearchBot are blocked in your robots.txt, ChatGPT cannot crawl your content. It will not cite your agency no matter how strong your Google rankings are.

Estate agent websites often use WordPress with aggressive security plugins (Wordfence, iThemes Security). These add blanket bot blocks. The agents do not know their plugins block AI crawlers. Check your robots.txt now: visit yoursite.com/robots.txt and search for GPTBot, ClaudeBot, and OAI-SearchBot.

1. Google Business Profile

Your GBP listing feeds Google AI Overviews and Gemini. Complete every field. Respond to all reviews. Post regularly. Make sure your description clearly states what areas you cover and what services you offer.

2. Foursquare and Bing Places

3. NAP consistency

Your agency name, address, and phone number must be identical across:

4. Local schema markup

5. Area expertise content

Create useful area guide content with genuine local knowledge. AI platforms favour content that adds information they cannot find elsewhere. Avoid thin pages stuffed with keywords.

6. Allow AI crawlers

Update your robots.txt to explicitly allow GPTBot, OAI-SearchBot, ClaudeBot, PerplexityBot, and Google-Extended. Check your WordPress plugins and Cloudflare settings for hidden blocks.
